1)         Redevelopment of

Anaheim Industrial Site

            Dunkel Brothers Machinery Moving

            1515 E. Katella Avenue

            Anaheim, CA

 

Urban Infill Properties represented Landowner and Buyer in the sale of this 13.657 acre industrial site in Anaheim’s Platinum Triangle.  The site was improved with a 149,000 square foot industrial building and is being developed as a high density residential (Apartments & Condo’s). 

 

2)         Redevelopment of

Anaheim Hotel Site

            Ramada Inn

            1331 E. Katella Avenue

            Anaheim, CA

 

Urban Infill Properties represented Landowner and Buyer in the sale of this 4.88 acre hotel site in Anaheim ’s Platinum Triangle.  The site was improved with a 232-room hotel and achieved entitlements for high density residential at approximately 65 units per acre.

 

3)         Redevelopment of

Costa Mesa Church Site

            Calvary Chapel

            190 E. 23rd Street

            Costa Mesa, CA

 

Urban Infill Properties Represented the Church and Buyer in the sale of this 3 acre site allowing the Church to relocate to a larger facility.  The site achieved entitlements for 30 single family detached homes, which were developed and have been sold out by Shea Homes.

 

 

4)         Redevelopment of

Anaheim Industrial Site

            3530-3570 E. La Palma Avenue

            Anaheim, CA

 

Urban Infill Properties represented Landowner and Buyer in the sale of this 5.2 acre industrial site in Anaheim .The site was improved with 121,000 square feet of warehouse distribution space. This property achieved entitlements for a High-density, Transit Oriented Development (“TOD”), residential project and is currently being developed by Sares Regis.

 

5)         Redevelopment of

Fullerton Industrial Site

130 W. Santa Fe Avenue

Fullerton, CA

 

Urban Infill Properties represents the Seller on this unique 5.2 acre redevelopment opportunity.  The City of Fullerton acquired approximately 2.8 acres for the development of a transit oriented parking structure. Approximately 2.4 acres are available, potentially for a transit-oriented development or other use.

 

6)         Redevelopment of

Stanton/Anaheim Commercial Site

            Hobby City

            8101 Starr Street

            Stanton, CA

 

Urban Infill Properties represented the Landowner in the sale of 3 acres in the cities of Stanton . The site was improved with various commercial and single-family residences and required a General Plan Amendment and Specific Plan for the preferred development.  The property has been fully entitled process for a medium density mixed-use project by Brandywine Homes.  

 

7)         Redevelopment of

      Huntington Beach Office/Industrial Site

     

Urban Infill Properties represented the Buyer in the acquisition of this approximate 2 acre site, currently improved with concrete tilt-up building totaling approximately 23,500 square feet.  The site is under going a Specific Plan update and Zone Change for the proposed medium-density residential project and has been leased by Urban Infill Properties to the City of Huntington Beach on an interim basis to generate income.  

 

8)         Retail Property Sale

            Stanton , CA

 

Urban Infill Properties recently represented the Seller in the successful disposition of a 7,900SF freestanding retail building. The property suffered from deferred maintenance and some obsolescence. However, UIP’s broad marketing program was successful in achieving top price in the shortest possible time frame. 

 

9)         Redevelopment of Huntington Beach Commercial Site (In Escrow)

            Huntington Beach, CA

 

Urban Infill Properties represents the owner of this 12.5 acre site, previously occupied by Levitz. After an extensive marketing campaign, Urban Infill Properties successfully put this property under contract with a developer that is processing the site for a medium to high-density mixed use apartment development.
